Building a new detached garage can be a great way to get some additional storage space and get your cars out of the driveway or street. A new garage addition can also help improve the property value of your home.
By using a steeper pitch on the roof, you can get some great attic storage space. This is very useful and can allow you to get rid of paying for that storage unit every month or allow you to convert that space later to an extra bedroom or mother-in-law suite. Careful planning in the design stage is crucial. Just like any new construction here in San Antonio, building permits will be required prior to starting construction.
We will need to look at your property survey to see if there are any setbacks, utility or drainage easements that will need to be considered before we determine where the new detached garage with sit on your property. This drawing can usually be found with your loan closing documents. If you can’t find it, then you can hire a land surveyor to come locate property corners, easements and house footprint (usually about $250 or so). Once we get approval from the city that you can in fact build the new garage, we will need to call the Dig Hotline (811) and have them come out and locate any underground pipes or electrical.
Garages are normally square designs and very simply constructed. Planning ahead can go a long way when it comes to the layout of the electrical outlets. Think about where you will have your tables and shelving. Ceiling outlets can be installed very easily and can be very useful when working in the garage. It wouldn’t be a bad idea to run some plumbing to the new garage just in case you need it down the road.
You have many options when it comes to the exterior of your new-detached garage. Hardi Plank siding is the most affordable option, but brick, stone, stucco or using a combination of a few is also an option. Check with your homeowners association and see if there are any building material requirements. Some HOA’s will require that your new garage match the exterior of your home.
